Frequently Asked Questions (FAQ)
1. How long does it take to renovate an apartment?
The duration depends on the scope and type of work. After the on-site inspection, we'll provide you with a timeline that includes specific dates, and we're committed to sticking to it.
2. How is the cost of a renovation calculated?
The cost depends on the square meters, the condition of the space, and the work and materials you choose. After our on-site inspection, we'll provide you with a quote detailing the work and materials included, so you know exactly what to expect from the start—with no hidden fees.
3. Are the on-site inspection and the quote free of charge?
Yes, the on-site inspection and quote are free and come with no obligation.
4. Can I stay at home during the renovation?
It depends on the scope of the work. In cases of partial renovation, it may be possible, but during a complete renovation, it's practically impossible for you to stay on the premises. We'll discuss this during the site inspection and plan the sequence of work based on your needs.
5. Are you taking on the entire project or just part of it?
At KTION, we handle the entire project—from design and permitting to full construction, as well as interior design and furnishing. In every case, we discuss your needs during our on-site inspection.
6. Do I need a permit to renovate?
In most cases, some kind of permit or approval is required, even for smaller projects. For small-scale projects, a small-scale permit or a certificate under Article 30 is usually issued, while larger changes may require a building permit. As engineers, we assess the requirements for your specific project and handle the permit application process to ensure everything is done correctly and in accordance with the law.
7. Do you handle the permits?
Yes. We issue building permits and small-scale permits, and we also handle business operating permits. That way, you have one point of contact for both construction and permitting.
8. What is a building's electronic ID, and when is it required?
It is an electronic record containing the property's details, and is typically required for property transfers or other technical or legal procedures. We will prepare and file it for you.
9. Regularizing unauthorized structures: Can you help?
Yes. We handle the regularization of unauthorized structures and changes in property use in accordance with current legislation. To tell you what applies in your specific case, we first need to conduct an on-site inspection and review the property's details.
10. What is an energy performance certificate?
It is a document that indicates how energy-efficient a property is, and it is usually required for a sale or rental. We handle the issuance of this document and can also guide you through the available subsidies.
11. I'm opening a store. Can I check if the space is suitable before I rent it?
Yes. We conduct a site suitability assessment, reviewing the urban planning regulations and the requirements for the business you wish to operate, before you commit to renting or purchasing a property.
12. Do you also handle the renovation and the business license for the store?
Yes. We can handle both the renovation and the permitting process together so that you can open as quickly as possible, with one person in charge of the entire project.
13. Which areas do you serve?
We operate in Thessaloniki, Chalkidiki, and Athens.
14. What happens after the project is delivered?
We remain available even after delivery to address any questions or needs that may arise.
